In the MLS® sales data compiled for this exclusive report, Castleridge had the lowest qualifying median sold price for detached homes at $450,000. Forest Lawn led the townhome list at $244,000, and Greenview led apartment condos at $150,000. These are community medians for the stated period, not current asking prices or the lowest individual sale.

What does “Calgary Affordable Housing” mean in this comparison?
This article uses affordable housing to mean lower-priced homes available for purchase on the housing market. It does not rank subsidized housing, rental assistance programs or housing eligibility.
We measure affordability here by median sold price. Whether a particular property fits your budget also depends on its ongoing costs and the work it needs. A lower purchase price alone does not establish a lower total cost of ownership.
Calgary’s 10 most affordable communities for detached homes from Oct 1, 2025 to Sept 30, 2026
Castleridge, Erin Woods and Abbeydale had the three lowest qualifying detached-home medians. Across the top 10, median sold prices ranged from $450,000 to $505,000.
Eight communities on this list had detached-home medians below $500,000. Forest Lawn was exactly $500,000, while Southview was $505,000. These figures help identify areas to investigate; they do not establish what is available today.

- Choose a property type. Start with the detached-home, townhome or apartment-condo table that fits your needs.
- Review the sales count. A median based on five sales can be more sensitive to the particular homes sold than one based on several dozen.
- Check comparable properties. Community medians mix homes of different sizes, ages and conditions. Compare similar properties before judging a listing’s price.
- Review ownership costs. Include property taxes, insurance, utilities, maintenance and any condo fees in your comparison.
- Check current availability. Use the active-listing links to see what is offered now. This report summarizes a completed 12-month period.
How we ranked the communities
The statistics were sourced from the MLS® database and compiled by Jerry Charlton, Calgary Realtor®. We used completed Calgary residential sales with closing dates from October 1, 2025, through September 30, 2026. Only records with a community name and a positive sold price were included.
Each community needed at least five sales within the relevant property type. We calculated its median sold price, sorted from lowest to highest and selected the first 10 communities in each category. Equal medians share a rank.
The median is the middle sale price after prices are sorted; with an even number of sales, it is the average of the two middle prices. It is less affected by an unusually high or low sale than the average, but it still reflects the mix of properties sold.
Detached homes, row/townhouses and apartments were grouped by the database’s property subtype. Semi-detached homes were excluded. These results describe the MLS® sales records included in this analysis and are not adjusted for floor area, age, condition or household income. Prices are in Canadian dollars.

Which Calgary communities had townhome medians under $300,000?
All 10 communities in the townhome table qualified: Forest Lawn, Forest Heights, Penbrooke Meadows, Dover, Falconridge, Pineridge, Temple, Marlborough Park, Glenbrook and Vista Heights. Their medians ranged from $244,000 to $293,000. Current listings may differ.
Where can I look for Calgary condos under $200,000?
