The Calgary Foreclosure Market is worth watching if you think the Calgary Real Estate Market is headed off the cliff. When people stop making mortgage payments you know things are bad. As of May 2025 we see most foreclosures are in control and listed by the Courts of Alberta because the owners still owe much less than the property is worth at fair market value. The banks only get control when the amount owing is closer to market value. In the years before Covid we would see much higher number of listings and a steady flow of foreclosures for sale.
